 Pictured above is North Sandy Pond, which is approx. 3 miles wide, and about 5 miles long. Access to Lake Ontario allows for outstanding recreational experiences. Among these are boat cruising to the many ports of Lake Ontario & the St. Lawrence River. In the photo above the waves in Lake Ontario are actually rolling away from you towards the narrow strips of beach that seperate Sandy Pond from the Great Lake. Notice how calm the water in Sandy Pond is on the other side of the strips of beach. One of the primary benefits of being on Sandy Pond is when the "big water" gets too rough, there's always calm water to enjoy on the pond. This area is truly a boater's paradise! If you love swimming, fishing and the beach - you just can't beat Sandy Pond!

Our manufactured home community - Sandy Pond Estates, offers 23 home sites on 25 acres. This peaceful, clean & private mobile home park has plenty of green space, woods, and nature to enjoy. This is not a senior's park, however - currently all residents in our park are adults in their mid-40's and older. Most are retired, or planning to do so within the next few years. There are no playgrounds or planned activities in our park. Although it is just a few hundred feet from the shoreline, it is not a waterfront park. However, it is just a minute or two from our marinas, and the public beach. Each member owns their home, and we maintain the common grounds areas. Currently we have 1 lot now available in our park for a new home of your choice to be placed on. We also have a wonderful home availalable for sale in our park - click here for info & photos. You will surely enjoy time spent at this clean, peaceful park that offers privacy, yet is close to all area attractions. The NEW State Park & public beach @ Sandy Island Beach State Park is only about a 1/2 mile from Sandy Pond Estates!

 The season for Sandy Pond Estates runs from April 15 to Oct. 15. The annual fee covers lot rent, water, sewer, trash removal, taxes & grounds maintenance. Available to each site at the homeowner's expense is cable tv, telephone, electric & propane service. This is a clean & relaxing enviroment! A private road, which Sandy Pond Resorts maintains, provides access to each lot. Sorry, Sandy Pond Estates is not a campground and RVs cannot be set up on our lots.

in our 2 private membership marinas Our 2 marinas located on North Sandy Pond provide excellent dockage for boats to 36 ft. Our marina members enjoy many benefits! Most slips have full hook-ups including elec., water, and cable tv. Parking, clean private restrooms w/showers, gas grills & picnic tables are provided for members & guests. We have a boat launch at our Bayview marina with free use to our members. The marina season runs May 1 - Oct.1, and seasonal slip fees range from $675 - $1150/year. Our docks are in excellent condition. Our marinas usually fill quickly, so contact us early to reserve your slip. NOTE: We are full for the 2008 season - But typically a couple slips will open up at the end of each season, so contact us and be ready to reserve any opening for next season! Our transient dockage rates (when available) are $1.25/ft. per night for slips with elec. & cable TV, and $1.00/ft. per night for no hookups - please call for availablity.
